London Buzz: New Luxury Hotel to Open at Hyde Park

London's hotel scene keeps growing: Property firm Derwent London is in talks with potential operators over a new five-star hotel forming the centerpiece of a $318 million redevelopment at Hyde Park Corner, the London Evening Standard is reporting.

Derwent has struck a joint venture with London's biggest landlord, Grosvenor Estates (which is owned by the Duke of Westminster) to develop the 1.5-acre site at 1-5 Grosvenor Place. Ultimately, the 260,000-square-foot space will include offices and flats alongside the hotel.

Derwent has owned the site for nearly 20 years, but sold a 50 percent share to Grosvenor for $95 million. In return, Grosvenor has extended Derwent's two leases on the site to 150 years.

The paper notes that Burns has seen strong demand for space from occupiers in its portfolio, mainly centered on Clerkenwell and Tottenham Court Road. The landlord struck 100 deals last year, most recently letting space to fashion house Burberry in Victoria.
